Our Markets
Where we work in Dallas-Fort Worth.
We focus on neighborhoods where builder demand is strong, infill lots are scarce, and land values are rising. Not every property qualifies — but if yours is in one of these areas, it may be worth a conversation.
Why neighborhood selection matters.
Land value is not uniform across Dallas-Fort Worth. It is highly localized — driven by school districts, proximity to employment and amenities, lot availability, and the pace of builder activity in a given area.
We concentrate our efforts on neighborhoods where these fundamentals are strongest. In these areas, builder demand is consistent, teardown activity is visible, and land values reflect the premium that location commands.
If your property is in one of the neighborhoods below, it may be worth a private review — even if you're not actively planning to sell.
Focus Areas
Neighborhoods we actively cover.
Preston Hollow
Dallas
One of Dallas's most prestigious neighborhoods, Preston Hollow features large lots, mature trees, and consistent builder demand for teardown and new construction. Estate-sized lots and proximity to top private schools make this a perennial target for high-end builders.
Highland Park
Highland Park, TX
The Highland Park Independent School District is one of the most sought-after in Texas, making lots in this enclave consistently attractive to builders. Limited land availability and strong resale values for new construction create a competitive teardown market.
University Park
University Park, TX
Adjacent to Highland Park and sharing the HPISD school district, University Park offers similar fundamentals with a slightly broader range of lot sizes. Builder activity here is steady, and teardown sales are common on blocks with older housing stock.
Bluffview
Dallas
Bluffview's wooded, winding streets and proximity to the Katy Trail and Love Field make it a desirable infill target. The neighborhood features a mix of older ranch homes and newer custom construction, with builder interest concentrated on larger lots.
Lakewood
Dallas
Lakewood's proximity to White Rock Lake, its walkable neighborhood character, and access to highly rated schools make it one of East Dallas's most active infill markets. Older bungalows and ranch homes on larger lots are frequent teardown candidates.
North Dallas
Dallas
The broader North Dallas corridor — including areas near Northwood Hills, Far North Dallas, and the Dallas North Tollway — offers a range of lot sizes and price points. Builder activity is strong in areas with access to top-rated DISD and private schools.
Southlake
Southlake, TX
Southlake's Carroll ISD is consistently ranked among the top school districts in Texas, driving sustained demand for lots in this affluent suburb. Large lot sizes and high new construction values make teardown economics favorable for qualified properties.
Frisco
Frisco, TX
One of the fastest-growing cities in the country, Frisco continues to attract builder interest across a range of price points. Frisco ISD's reputation and the city's ongoing commercial and residential development make it an active market for both new construction and infill.
Plano
Plano, TX
Plano's established neighborhoods, Plano ISD schools, and proximity to major corporate campuses create consistent demand for infill lots. Older neighborhoods in West Plano are particularly active, with builder interest in lots that can support larger new homes.
Allen
Allen, TX
Allen ISD's strong academic reputation and the city's family-oriented character make it a consistent draw for buyers and builders alike. As older neighborhoods mature, infill opportunities are emerging in areas with larger lots and dated housing stock.
Prosper
Prosper, TX
Prosper is one of the fastest-growing communities in the DFW metroplex, with Prosper ISD drawing families from across the region. Builder demand is strong, and the community's growth trajectory makes land acquisition an active priority for developers.
Colleyville
Colleyville, TX
Colleyville's large lot sizes, Grapevine-Colleyville ISD schools, and affluent character make it a target for custom home builders. The city's established neighborhoods offer teardown opportunities for builders seeking premium lots in a desirable mid-cities location.
Not every property qualifies.
Each property submission is reviewed individually based on location, lot characteristics, current condition, and market conditions at the time of review. Being located in one of the neighborhoods above does not guarantee an offer or a specific valuation. We do not overpromise — our goal is to give you an honest, informed assessment of your property's potential.
